Under the old rent control acts eviction of a tenant was very difficult and almost impossible. But after the abolition of Socialism a tenant can be refused to coninue at the end of a rental agreement.

Nikhil first clarify the nature of agreement with the tenant that you have entered in to and if it's registered. 

Is it tenancy right accomodation wherein you have collected goodwill (pagdi) or leave OR  license agreement duly registered.

You also need to mention the location of the accomodation as in different States the law is different for correct advice.
