Rights of owner in property

Hi ,

One of  My friends relative has brought a  resale home in mumbai 6 years back. That time first onwers was having a loan with bank  &  second owner has applied for loan after registration of Prperty But unfortunatly second owner loan is not sactioned. So Matual case  second owner has paid all money to first owner & agree to pay his loan on monthly basis till the time completion.  It was runs till 4 years But last 2 years back second owner has suddenly got hartattack & died. But Maintainance & Bank loan as running same by second owners wife. There is some time delay of payment But it continus runns . Now after six years later  the first owner is said to building secretary to send all masintaince bill to him that this property is not till to transfered to second owner & his name is mentioned in Bill So he will pay every thing & also denied to accept the Loan payment on montlhy basis. He put the condition to pay  to him his all dues as per current market value of property then only he will close this issue.

Now My questions is that is there registration is valid till now if property not get transferred to second owner. And can first owner will take back his home after second owners death  &  soceity name not get transferred .

please suggest solutions. They are not in conditions to  take this matter in to court & no other family member is available who can support financelly.

I have a tenant who is conducting business in the premises since last 30 yrs. There is no legal agreement between us. He has been paying rent regularly. Now after my father's death, as a legal heir, I asked him to vacate the premises as iam planning to set up my own business in the same premises. But the tenant is unwilling to vacate and threatens to go to court of law and claim ownership of the premises since he is staying there for a long period.

Pls suggest what i should do . Is there some way to evict him from the said premises?
