1. In the absence of the mentioned documents (which actually is a mandatory requirement for any immovable property transaction), it would be highly unwise to purchase such property.
2. In the event IF someone else turns up as a claimant in any manner, THEN there would be gross legal disputes & expenses, stress & strain in life and hard earned money would simply go down the drain.

you can purchase the property but there would be no sale deed simply the person in posseion would give the posseion and rights to use the property, that means you are not legally the owner so it is better to be at peace instead of spoiling in emotions.

You have to hunt for a 'bakra' or 'opportunity buyer" that negotiates for much lower rates than a market rate. As you have not considered law while purchasing, there may some others also who willingly purchase the same for a throw away price. Contact a local advocate for the possibility of transferring the property in the name of your wife/children by way registered gift, mutate the property, become a society member, and then that receiver of the gift that is having valid title deed may be able to sell with a registered document.
