Tenency rights

In South Kolkata here is a building consisting of 15 flats. It is more than 90 years old occupied by tenants and their generations. The plot belonged to two bachelor brothers who formed two trust. They are no more since 50 years. There is no legal successor for them.. Some people claims to be successor now. For last 50 years or more  land lord has not spent any money for the up keep of the flats  . Even water supply has been disconnected. Tenants have repaired the building from their own money both inside the apartments and outside the apartment. Rent as low as 60 rupess per month has been paid regularly by money order which has been received bysome person on behalf of the trusts.   Now the teneants are asked to vacate by some person claiming to be successors.. Is there any leagal protection fo the tenants. I heard that supreme court has given a ruling in the favor of the tenants in this type of cases. My question is can the tenant get full ownership of the flats? We would be happy to have a permanant legal advisor.
