Termination lease

Hello Friends,

Can anybody tell me whether there can be a termination of lease via email where the lease deed provides for serving of any notice between the parties via registered post only though the lease deed is silent about the mode of termination by a lessee.

If yes, then is there any judgment on this which says so while interpreting section 106 and 107 of TPA.

whether the tenant on sending the notice via email is absolved from his liablity to pay rent to the landlord from the date of the email as he has virtually called upon the landlord to take the possession and settle the accounts.

Dear Sir,

Fax, Teleprinter, Telegram, Registered Post or personal delivery of the document is valid.  But E-mail delivery is not valid.
