Transfer of property

To cut a long story short

we sold one room, on first floor with roof rights and  small toilet and chajja for 3 lakhs in 1991 ,

they paid us 2 lakhs and then we gave then possession of the room ....at that time the toilet  was also being used by one of tenants on first floor( we had tenants at that time also) ..and it could not be sold ...

the matter went to court

court decided ... they will pay us  1 lakhs when the tenants vacate the facility and we should hand over the possession of toilet to them

the tenant left in 2006 via high courts order ( we won the case as tenant was not giving rent )

..the party to which we sold the room  had the possession of toilet all along

now what are my options its been 7 years since the tenant has vacated and they havent paid us rupees 1 lakhs

can i get interest on the one lakhs pending rupees or can the deal be revoked ???

i have no idea how the laws are

i went to meet my lawyer today ... he seems as confused as i am :D

thanks for the help :)
