Unregistered ageement

I had made an agreement with an health institute as LEASE DEED but not registered it was notarized only. But after left of that place and dismissal of my association with that institute they are not returning my security deposit of Rs.2 lakh. My term was for 3 years.Can I start case against him with notarized agreement?

Or  what shall be wise decision to recover my money??

The lease deed is inadmissible as evidence and can only be used for a collateral purpose. The amount hence cannot be claimed back.
