Will

My brother had made a will duly registered with sub registrar in delhi.I have been made executor.In the will one flat located in delhi valued about 1 cr has been bequeathed to his one daughter and one flat in Navi Mumbai valued about 85 lacs to my wife. He has 2 daughters who have no problem in execution of the will. Is probate of this duly registered will mandatory and if so where the application is to be made considering that my brother was residing in Delhi and will is registered in Delhi whereas one property is in Delhi and the other in Navi Mumbai

Can the mutation be done  on the basis of registered will for these properties witout probate.

If the will is registered in Delhi, you have to apply in Delhi only for the mutation of the same .In case where will is already registered, probation of will is not necessary before the mutation.
