Agreement of sale validity

Hi, We have a property bought in the yr 2000 but have not registered yet. In the Agreement of Sale, it is mentioned that "The execution and registration of the sale deed shall be completed whenever required by the purchaser. Time is not the essence of this contract". We want to get the property registered now but the whereabouts of the actual vendor are not known. Can we register the property still? We have all the previous original link documents (sale deeds of the property) along with 2 receipts of the transactions from the vendor.

Arun,

You should have registered earlier the said agreement ,now you have completed limitation period for registering document . Not Registeration will not have that much of problem till the point litigation arises for the said property.

Thanks for the prompt response Nikhil. Can I register the house now or sell to someone else, even without the availability of my vendor, with the documents I have with me now?
