Buying of land from muslim

Hello Sir,


I from general categeory, am planning to buy a land beside my farm land in Tumkur ( Karnataka ). The land planning to purchase was previously own by SC/ST and the present owner (Muslims) had purchased the land by around 15-18 years back and they do have a separate survey number alloted from the day they bought.

As of now they are planning to sell the land to us. Is there any legal obligations if I purchase the land. As the previous owner is from SC/ST categeory.

If it is agricultural land (unless ules in your states are otherwise) bieng non-SC/ST one doe snot get titltle to the land purchased from SC/ST. So he has no good tiltle to pass to you.

Who so ever owns the land whether Hindu, Muslim, SC/ST and if he has clear title of land and person whos name is there on Govt. Property Record Document can sell or transfer it to any one. When you buy it be sure to take signature of all his family members like him, his sons, daughters, wife (more than one) on transfer documents.

please check all legal and title documents before you buy and publish a Public Notice in daily news papers for invitation of objections if any.

please check whether he has taken any loan on the said proeperty or it is mortgaged with any bank or pvt. money lender.

Get a search report from good lawyer from your area.

SC / ST land can not be sold only in case of it is reserved for the certain class by govt. GR.
