Can we buy an ancestral agri land without mother document

Sir,

We are planning to buy a 2 Acre Punja Agricultural Land in Tamilnadu. The Seller has the Sale deed, but he doesn't have the Mother/Parent Document, When asked the seller said since it was brought from a person whose ancestors were having the land, only current sale deed and Patta serve as documents confirming the title of a party. The Seller said he is ready to give individual patta, EC for 32 years, his sale deed and a certified letter from Village office. In case of absence of mother document, are these documents sufficient enough to purchase the land or is there any other documents that can be asked from the seller. Kindly suggest.

The present seller bought the property from another person.  That person's property is ancstral property.  if that person had any document, it would be mentioned in the document. so you verify the document of your seller.  Next get an EC for 50 years from Sub Registrar office.  Apply to the revenue authorities requesting to supply a copy of Fair Adangal ofthe property which you intended to buy.  and also obtain copy of taxes paid on the said land.  show all these to an experience lawyer having knowledge in legal documents.  he will guide you.
