Documents required for buying agreecultural land

Hi,

I belong to an agricultural family though I work in software field and planning to buy an agricultural land in my name with my savings. Kindly advice what are the documents I should ask the seller to provide before I go for registration? After reading some of the articles in this forum I understood we need to check the following docs. Please advice if anything else is missing apart from these.... Please treat this as Urgent!!!!

1. Endosement/ILRR

2. EC & Mutation

3. Phahani's

4. Vamsharukha( Family tree)

5. Mother deed

The following Steps if taken may be of help to you.1) The most important step is to personally visiting,the land under refence and to enquire about the status of the land,enquire about the names of the owners and about any sort of litigation about the property.

2) The second step should be to personally visiting the Halqa Patwari,and getting copy a copy the latest jamabandi alongwith three last jamabandis for verifiction of chain of title

3) must ensure that the name of person you are talking to is appearing in the owners column.

Thank you so much for the prompt response and suggestion given above. I have enquired the above said information and everything looks fine.

However, I came across few things while enquiring. Here they are.

1. The land has 2 survey numbers - Survey number has A, 1.5 acre + Survey number B 1 acre. Totally 2.5 acre.

2. The head of the family A is died in 1992 and has two wives, Wife B and Wife C and both are alive. Wife B has got only one son and Wife C has got a Son + 6 daughters.

3. The Land 1.5 acre belongs to a wife B; got as a gift from her father in 1955 (Gift Deed is available). The Land 1 acre purchased by A mid of 80’s (Purchase deed is available) and got transferred to Wife C in 1992.

4. Both the lands were purchased by Person D in 2007 and at the time of purchase only Wives and Sons were signed in the sale deed. So the daughters filed a case in court and appeal for Stay order asking for share in both the lands. Later after a year, compromise petition was filed under order 23 after mutual understanding and got the case back, compromise petition copy is available (I understood that the person D paid some money to the 6 daughters to take the case back).

Now my question is:

1. Do the second wife's daughters have share in Wife A's land, i.e. 1.5 acre?

2. Since they have taken the case back after compromise petition, is there any chance of they can file a case in another case (e.g. High court or Supreme Court) Once again asking for share after I purchase the lands?

Your valuable feed back is very important for me as I am seriously looking for buying land. Tahnk you in adavnce.
