Land purchase - need advice

Hi All,

I am planning to buy a land in my savings. I don’t have much knowledge on exact documents to be considered while purchasing a land. I am working in a software field but my father is former so I have former certificate from concerned authority.

I did enquired some of the lands and during finalization stage had to cancel as I felt there is a litigation - like “Vamshruksha” is wrong, the land belongs to SC/ST (I believe it requires DC approval), within 2 year the land transferred to more than 3 people for some reason etc. As I want buy a land with hassle free need you advice on this. Please…. Please help me.

First u take a Title Clear Certificate and Title Report of land and then search a last 30 years revenue records and sub-registrar office records and further check all registered or un-registered documents and then purchase a land in your name.

 If Agriculture land (1) latest 7/12 (2) all entries of hakka patrak no. 6 (3) farmer book (4) all orders who is mention in entries nno. 6 (7) all registered documents mention in entries no. 6 (8) if unregistered documents make please take from owner (9) title clear certificate of property (10) legal heirs certify copy of owner (11) plan of land (12) copy of registered documents Index and receipt of registration fee.

and if non-agriculture land take this paper (13) N.A Order of land (14) Plan Pass Copy (15) Zoning Certificate (16) Part plan copy (17) construction permission order.
