Property law title in question

A sale deed executed in October 2000 for purchage of agriculture land is questioned by a son who was minor at the time of sale (now major). He is trying to claim that his father and alongwith other joint owners borhters and uncles have sold the loint property. now can he question after lapse of 18 years?

Dear querist,

If the person who sold property was competent to sale the property, then his heir has not much do in the sale matter.

 

Rest everything depends upon facts and circumstances of each case.

thanks. Further needs clarifications. In good faith at the time of buying the agriculture land, the buyer has to who are the  names in TRC, have signed sale deed and taken consideratation and registered the same in Sub Registrar office. Now after 18 years lapse, one of minors, calaiming his portion or praying to cancel the sale deed. Does he holds claim?. if at all he has to ask his share of consideration from his father who is also one of the joint family member of seller's party. My understanding is he cannot claim on sale deed cancellation now. sine he was minor at the time of sale 15 years ago. Now 3 years ago, the suit land has been acquired by govt. What is his locus standi ?. The question of fact is the ohter minors now major are not raising question of sale. why only one minor now questions?. the inside veiw is that the sellers and minors have colluded nad black mailing the bonafide buyer now, because the land is now acquired by govt and compensesation is delarained in the name of title holder. to grab unlaw money, it is used as tactics to file OS in civil court so that it never end in reasonable time, presuming the buyer will turn up for compromise / to pay hefty amount to withdraw the OS.  this is the hiden agenda. Now how to move furhter? is there any way out to speady settlement through court of law?
