Property to be purchased

Property purchase by Mr X ... 

they have taken loan for that.. but sale deed is not done because 15 % of payment is remaining by them to builder.
 
in between this property is purchase by me from Mr X.....
 
Now builder told 
 
Mr X & me have to complete cash payment.
 
den Mr X will go to bank to repayment that loan against property and close it 
 
and collect property document from bank and Mr X will submit that document to builder
 
now builder will make letter of cancellation of property and signed by Mr X
 
after that i will pay to builder sale deed amount 
 
Then builder will charge for sale deed from me i.e. stamp duty 6 % + 3.09 % S.T. + VAT 0.6%+ transfer fees ( 100000 - fix amount)  + AUDA charges + AEC charges ( electric) + maint. depos. + current maintenance( whether. builder is going to give charge of society to chairman of society with in 1 month)  + advocate fees
 
also builder charging ST from Mr X also
 
is it ok ???????
 
or builder charging high from me????????????

Dear Dhara

Pricing cannot be determined on this forum there are certain statutory charges which u have to pay but there are certain charges on which u can negotiate like transfer charges , maintainence and advocates fees

U can bargain on it

Rest is d same not space in negotiation

But Before entering into transaction and paying him cash proceeds it is advisable to enter into MOU with X before giving him any monies

but would it be safe to purchase the said flat? or there may be the title clearance issue?
