Registered agreement without age

Hi

I want to buy 1 property in Mumbai....I saw the copy of the registered agreement between builder and purchaser Mr A B Dcosta registered in year 2002...I m going to buy from  Mr A B Dcosta ...the agreement registered between him has his name in initials and surname only  ...so his name in agreement,share certificate etc is Mr A B Dcosta ......registered agreement does not specify his  age or Pan card number...though it gives his full postal address,thumb impression and photo of 10 years ago...

The surprising thing is his name and even initials are different from what is mentioned in his passport and PAN Card.which is B A Dcosta..He explained like in Christian names Father's name is written first and he has two names...

Is it possible that agreement can be registered without specifying age?

Does his explanation make sense?not to me...
