Hello,

You have to initiate legal action against the joint owner and purchaser. Send legal notice and file suit for cancellation of agreement and possession.

File case in a court of law.  Only courts have the power to cancel a registered document.  But the joint owner of the property can sell his share only.

File a suit for declaration, permanent injunction and mesne profits in the (Civil) competent court of jurisdiction where property is located, through a local prudent lawyer.

You have to file civil suit for cancellation of sale deed and injunction against your co-owner and buyer.
