Eleven month agreements are done to avoid the one year limit for registration , however people renew next eleven month and it goes on.
When there is dispute the tenant will contest on this point that the tenancy is permanent and not eleven month , so take care.

Rent Agreement is to be registered wioth Rent Controller of the City
The Rent is around 60% less
Any other agreement can be notarised
Notarised Agreements can estabilish Owner tenant relationship
But to get the premises vacated after completion of the period other laws will be applicable
