Sale deed for land in township project

I downpayment to purchase sali land in a Township project. They proposed a sale deed (file attached).

My queries are as follows:

1. What are the points from purchaser point of view should be there in sale deed.

2. I have few doubt (marked with red lines). Any suggestion on those.

Any input to make deed compact from purchaser side will be highly appreciated. Thank you very much.

Piyush as buyer you need to be cautios before the purchase of land.

Title of land must be clear.

Take emcumbrance certificate from the previous owner.

Yes, 1. type of land is agricultural.

2. They have emcumbrance certificate from the previous owner.

I'm interested in what are the clause to put or removed from my side in the sale deed attached.

For that u need to draft that agreement care fully by expert lawyer.
