Tenant and landlord possession

Hello All, 

We have 40 years old building in Tamil Nadu Chennai which we are also residing. I'm the owner of the property and among 4 tenants my one tenant has resided for 16 years on the same portion like lease and rent randomly. Is there any law that now they can claim the ownership for the property. kindly clarify me if how many years tenant stays in the same portion he can claim ownership.

Yes, no any such law by which any tenant who resides in tenanted premises for long period and pay rent randomly may becom landlord.Once a tenant is always tenant unless he buys the Property by registered sale deed.File eviction petition against such tenant on available grounds.
