CALCULATION OF FLOOR AREA FOR RENTAL PURPOSE

HI FRIENDS! PLEASE CLARIFY THE FOLLOWING POINTS TO ARRIVE FLOOR AREA TO CALCULATE RENT FOR A PROPERTY.


1.  HOW THE FLOOR AREA IS ARRIVED?  WITH OR WITHOUT SIDE WALLS OF THE PROPERTY?


2 IF THE SIDE WALLS SHOULD BE TAKEN INTO CONSIDERATION FOR FLOOR AREA FOR RENTAL CALCULATION,   IF ANY /ALL THREE SIDEWALLS ARE SHARED WITH OTHER TENANTS, HOW THE WALL AREA IS DIVIDED FOR CALCULATION OF RENTAL.  IS IT BY 100% FOR EACH TENANT OR 50% FOR EACH TENANT SHARING A COMMON WALL.

Floor area is with out considering the wall.Its only the area which occupies.

THIS PROPERTY IS AN INDUSTRIAL SHED. IS YOUR REPLY APPLICABLE FOR BOTH INDUSTRIAL  AND RESIDENTIAL USAGES.  PLEASE CONFIRM SIR.

sometimes common stair case space portion also added along with carpet area. i have seen in case of a multistoried bldg. cost of that area also added while purcheasing flat.i am not sure whether this also added or not.

DEAR SIR,  THIS IS AN INDUSTRIAL SHED WITH BRICK WALLS ON FOUR SIDES AND ASBESTOS SHED ROOF.  THIS SHED IS  ON THE GROUND FLOOR.  TWO SIDE WALLS HAVE BEEN SHARED BY NEIGHBOURS.  NO STAIRS AVAILABLE.
