My Pvt. Ltd. company purchased a commercial office in Lodha Supremes ll, MIDC, Thane in 2014. At that time Lodha made the "Agreement for Sale" but recently I was informed that the "deed of assignment" shall be made for a 99-year lease agreement as MIDC does sell the land to Lodha or any other party. I talked to an agent about all these issues he told me that around 10-12 lakh will charged as a penalty by MIDC to correct all documents. This issue has happened with all 900 unit owners in this commercial tower. Some Owner has paid these penalties & corrected their paperwork.
There was a case registered against Lodha in this case but nothing happened.
I require guidance from a property expert in Wagle Estate, Thane region on how should I resolve this issue caused by Lodha.
