Maintainance regarding open terrace attached to flat

Dear Sir,
               i the undersigned have an issue related maintainance in my society regarding open terrace attached to my flat
 
the members of the society are asking maintaince for the open terrace my carpet area is 598+154 (154 open terraces) i have heard that their is no maintaince for the open terraces
i stay in kalyan 421306
please help me regarding this situation

unless maintained properly,leackages maight occur leading to the collapse.It is the duty of the land lord to maintain it periodically.
