Two power of attorney of same land

Hi,

 three brothers entered in an unregistered  agreement in the year 2003 with a person and they also execute a power of attorney in favour of that person, Then in the year 2005 they excute another power of attorney in favour of other person, first Attorney holder execute sale deed in favour of purchase in the year 2007, but second power of attorney holder wxecute sale deed in the year 2006, both the purchaser mutated her name in the office of circle officer and get thier rent reciept , please tell me can second power of attorney void in the eye of law ? and which puechase get right title over the property .

second power of attorny is void at  all. likewise second sale deed is also void.

Dear Sanjeev,

It is better to approach the Court for remedy as the land owners have committed fraud and misrepresentation.

Two Power of attorneys are given for a particular land in  May  1990. and another POA was given two months later for the same land to the spouse of the person. Could you please enlighten which POA is valid when registration of the property is done by one of the two. Both the POA HOLDERS have not entered into a sale deed for the same land.
