7-12 registration.

Dear Sir,
We have land at Thane municipal area in Maharashtra.We have registered our Kharedikhat by one side declaration due to death of landlord.
Is there any problem to register our name in 7-12 due to one side registration of kharedikhat??

whose name is there now on 7/12 extract? if you get index2, from sub registrar your name will be entered in 7/12 ext.
