can I make separate 7x12 extract for 10 guntha agricultural land If yes how can I

Once you make the purchase and execute the conveyance deed, mutation could be carried out in the Record of Rights (7/12) thereafter.

First , I feel you contact good land revenue Advocate dealing in land matters in Raigad District . There are various types of land Legally and whether you are choosing correct type of land or not that required to be seen personally and verified from all documents etc. Contact local advocate
There are certain lands whose purchase is prohibited so that should be also seen personally even if you are agriculturist.
Second , There is one Maharashtra Land Fragmentation act which prevents division of plot below specific area . I never studied that act but that act your advocate require to see , rules made therein whether partition is permitted or not in your case
Third -- Only Land Record Dept. can do land partition legally. All other private partition are illegal. You need to make proper papers then divide the land legally get new survey no or sub survey no. from land record dept. This is proper legal procedure .
For all this purpose you will require good Land Revenue advocate who will check land, and lot work from Land record dept.
Don't rely purely on land record dept. They can put name of person as owner even on collector office . So you take help of Good Land Revenue Advocate who will take care whether you are purchasing proper land or not. And then take steps with Land Record Dept regarding insertion of name and partition of land etc.
If you do systematically transaction will be proper .

Sir the plot is of 20 gutha can I split it in two part before or after purchasing the land B coz I am buying 10 guntha only The property is of two brothers but due to some reason they want to sell that land Can I tell them to make separate 7x12 extract before selling that land is it possible? Please advise what can be done as i Don't want to loose such opportunity

If you want to buy a property which is hassle free, you must ask the vendor to identify the his share in the property with proper demarcation and also ask him to get the revenue records on his for the property he would like to sell you after which you can mutate the property in your name and also can subdivide if necessary.

Rupesh, In maharashtra there is Maharashtra Prevention of Fragmentation and Consolidation of Holdings Act and under the said act no fragmentation less than 20 R can be made in case of Agriculture land so if you want to purchase Agricultural land it is better to purchase 20 R land. If you are not willing to purchase 20 R then you should firstly get the land converted from Agricultural purpose to Non Agricultural purpose under Maharashtra Land Revenue code and then you can purchase the 10 R land or minimum land as per your requirement.
