My Mother own a property in Deharadun and she wants to add her three sons on to the title. What is the best way to do this. If she do a gift deed, does the property has to be divided because physically the property can not be divided.

In gift deed her whole share is to be divided among the donees.
However for this the property need not be physically divided.
It is called undivided share.

Whether she want to gift total share of her to her three sons or she want to retain some portion with her ?

However she can gift the undivided share in the property to the extent she want to gift.

The only way that mother can have her sons name as title to the property is by transferring the property by gift deed or by a settlement deed to be held by them jointly.
