Advice needed

Sir,

My father purchased a land from a person X who had bought the land from person Y around 20 years ago. Since patta system was not authenticated at that time, the person X had made a khaitan of the land. This khaitan was given to my father during the purchase from X.

But when my father submitted documents for issuing a patta (the latest form of sale deed ) from the land record office, he was shocked.

The family members of person Y had made false deeds of the land and sold them to another person Z some 5 years ago. And that person Z had already issued a patta from the land office under his name.

please advice how to proceed to acquire the original documents of the land.

1. Who has the possession, i.e, your father, X Y or Z?
2. What document was executed in favour of your father when he purchased 20 years ago?
3. Why did your father not checked the status of land when he purchased?
4. Engage a local lawyer, show him/her the documents and act as advised.

Sir,
please note:

X= person from whom my father bought the land 2 yrs ago
Y= original owner of land before 20 years
Z= owner of land (shown by office)

CASE Study
1.My father bought the land 2 years ago from X
2. X bought the land from Y around 20 years ago.
3. My father has the deed of sale (khaitan)of the land now.
4. My father had checked the status of the land at the local land record office.
5. But when my father applied for patta (ownership authentication)at the regional land record office, he was reported that the land had been already bought by person Z.
6. Now officials at the regional land record office confirmed that he had bought the land from the family members of person Y(the original owner).
7. But X has the original sale deed and possession record of land from Y which is in absolute contrast to the fact that Y(original owner) sold the land to more than one person.
8. So the members of Y's family must have prepared fraudulent documents of the land and had sold it to Z (via brokers).
9. Hence Mr.Z issued a patta(ownership authentication) from Regional Land Record Office.
10. It is to be carefully noted herein that the patta system was enacted lately, therefore neither Y(original owner) nor X(from whom my father purchased) possessed the patta.
11. Due to this my father is being denied for the issue of patta and is intermittently disturbed by those officials who ask for money.

Yes as advised by expert Dr. Vashista, you can consult and proceed as per the advise of a local lawyer who is expertise in local land rules. What about possession of the property, in whose possession is the property now?
