It is an agreement or a contract falling under the ambit of the Indian Contract ACt. In this regard it would be useful for you to read Sec.53 A and 54 of the Transfer of Property Act and Sec.16 to 20 of the Specific Relief Act.

The applicable law is the Transfer of Property Act read together with the Specific Relief Act and the registration Act. Ofcourse, subject to there existing no bar to the sale under the law.

It is a contract falling under the ambit of the Indian Contract Act. However, the agreement will also have to be in conformity with the Transfer of Property Act.
