Amount for legal transfer of property prevailing in landlord system

hi.i wanted to ask that if a family is staying in pagdi system bt later on due to certain issues we all had to seperate now the flat is in the name of aunt werein she stays at some other place and the rent receipt is of her name so now landlord is demanding to vacant our flat by calling us as an illegal tenant and forcing us to vacant so wanted to ask whether we r illegal tenant?and how much money we r supposed to pay legally for transfer to landlord?
