Ancestral Property

I need some clarification regarding ancestral property of my grand parents.
We inherited some lands and houses from our grand father. I doubt we dont have any documents related to those.we are paying tax for those properties and staying in those houses from almost 50 years and we are paying taxes for all those properties.
Our father expired with out writing any will almost 8 years back. We are total 3 brothers. Now we want to rennovate our house and for that purpose we went to bank for obtaining house loan. The bank people said as there are proper documents they cant issue any loan against those houses.
Is there any way we can get documents related to those houses and basing on the documents we want to get housing loan.
Please advise us what can be done.

As a first step, apply for Encumbrance Certificate for 13 years from the Sub-Registrar / Registrar office concerned. This will give you a fair indication as to in whose name the property currently is.
After knowing this, please come back with the details, we will be able to give appropriate suggestion then.

Please provide aditional information basing on this data.
Recently my grand fathers brother's sons(2 sons) had partitoned their inherited parts of land got EC for that property.Now basing on this EC, we got EC for our proeprty also from the last 13 years.
So now we have EC for our house . Please suggest us what can be done next.

As per the EC records, prior to the year 2010 it is showing null records in EC.

Dear Mr. RaghuRam,
The E.C. is for a specified period. It is quite possible that during the specified period, no transaction of sale of the property might have taken place and hence the report says 'NULL'. But the E.C. should state in whose name currently the property is registered. Do some leg work with the sub-registrar's office and find out as to in whose name the property currently stands. This minimum information is required to proceed further in your matter.

Hello Ramachandran,
As per the EC currently the property was in my Elder Brother name.
For the period 2010 March onwards, the property is registered on my Elder brother name and before that it is showing null.

Basing on this information, how to proceed further?

you can apply for title deed in sub registrar office
onbehalf of that doc bank can loan u
