Sir
Our society having 700 flats in chennai.
Our society having different flat sizes .we decided to install a CCTV system. How divide this investment i.e per flat basics or sqft basics which is correct in Tamilnadu.
How the maintenance charges on this billed later on this.
Can you please clarify.

Will the service of CCTV system about power consumption, recording, maintenance, and back office support, be disproportionate to each individual flat owner strictly according to their area of flat?.Also can metering of the facility be possible, like electricity, etc., at each individual flat?

Usually such common facilities are shared equally irrespective of the area of the flats or number of their respective occupiers.

1. Depending on the clauses in the Societies /Association Approved Bye-Laws, normally the aggregate expenditure on CCTV system, shall have to be shared EQUALLY by all the Flat units (and not as per square feet wise).

Usually, since all occupants get equal access to common fascilities, all share expenses equally on all facilities of common usage.
A description to the effect might have been made in sale document as well.
The relevant Act, rules are available on state govt website.
If you are President or member fo elcted body you must be having the relevant enactments, bye laws framed in accordance with applicable enactments ..
Pursue these and relate.
e.g;
THE TAMIL NADU APARTMENT OWNERSHIP ACT, 1994 (Act No. VII of 1995)

Generally such capital expenditure is shared equally (in terms of number of flats and not area covered); however, it is to be decided by Managing Committee of the Society in terms of Bye-Laws adopted by the Society, State Cooperative Societies Act and Rules.
How you are concerned with the question, which appears to be an academic exercise and/or topic for debate amongst idle persons.

Can any one help for above query
