Booking amount collection from builder

Hi, I had booked a flat with Par****** Builders, Virar West and have made a payment of 15% of total cost... However due to some differences between me and the builder, I decided and informed the Builder to cancel the booking. Since the sales guy wanted the booking receipts the same day he made the payment, we agreed to transfer the money via RTGS. Now today on the day of payment he mentioned that RTGS was not possible hence he would provide the cheque.He is insisting on handing over the receipts before the payment. Should we do this?
My concern is what if we handover the booking receipts before clearance of the cheque and the cheque bounces.. How can we go about further getting our money back as we would not have any proof available with us as to the booking was done...

ask for bankers cheque or demand drfats of nation alised bank . give receipts then

Hi, Thanks for your reply... We asked him for payment via pay order or DD.. However he is reluctant and is adamant.. He is been asking us to collect the cheque...

What I want to ask is incase the cheque bounces, can this be taken this be taken up legally without the receipts?
