adverse possession on government land for agriculuture

sir,
i am in possession of agricultural land which belongs to me in 1960 and government records were change by law i didnt plough that land for 3 yrs. the 7/12 extract is on government name but i m still in possession and farming on the land every year.
haw can i get records on my name as adverse possession?
what are the evidence is required to claim adverse possession?
is there any judgements of the same cases is available?
please reply soon.

plot purchase


Sir,

I wish to purchase agriculture land nearby to pune,maharashtra for building a house. area of land is 3000 sq ft.& is located near to national highway,the initial seller was a farmer who was owner of 10000 sq ft land.he sold this land to a developer who further sold 7000 sq ft to individual buyers 1000 sq ft each.they built row houses. now developer is selling rest 3000 sq ft land which i wish to purchase. my queries as follows.

1.This is an agriculture land, without making it Non agri. can i able to purchase it.(rule says that not below than 1 hector (40000 sq ft) land can be converted into Non Agri. is it fact?)

2.stamp duty is calculated by considering the value of land rs.60000 per hector (40000 sq ft) as on date by govt. were as i am paying rs 5 lac for only 3000 sq ft. there is huge difference in actual & govt declared value of the land.what stamp duty i need to pay in this case.

3.kindly suggest me how to proceed & legally what steps i should take so there will not be any problems after the purchase. what are other cost involved after the purchase of land.(like apart from stamp duty,transfer fee)

4. if this land is not converted to Non agri. will be there any problem in getting electricity & water connection if i construct the house.

requisition for Help regarding partition suit

Dear Sir/Madam,

Please give me your opinion towards following points:-

1) Can we challenge against Final Decree (Partition suit) after the time limit (i.e. Final Decree dated 18.3.1989)?

2) If it is coming under condonation of delay or not?

3) We can claim the mense profits after 19 years from the order pass.

redevelopment of dilapilated building

There are total 32 members in a society out of which 30 members have given consent to redevelop their society as well as the society has signed development agreement with the developer. But at present 2 members are opposing to redevelop the society. As a Developer I want to know what will be the legal remedies against those 2 members and the procedure to file suit against them.

PATTA VALUABLE OR NOT

A Dispute between land owner and super structure owner from long years, finally the commissioner of Land Adminsitration was passed a order in favour of us on 1992.
Land vested to government and super structure owner can move to patta.

The Land owner Writ petition filed to Madras High court on 1997 (after five years), case is pending till date. (01.11.2008) In the connections ,We are moving patta during the period from 1992.

Now we are trying patta under TN Free townside vested land patta Scheme.
Our doubt:
1. Writ petition is pending in the case
2. If we are getting patta from government under TN Free vested land scheme, the patta is valuable or not.
3. Writ petition filed after 5 years, the case is stand or not (I think time barred)

Dear Sir,
I have a widow sister with me for the last
15 years with her children.She has got her husband s Property as well and Now she
is asking share in father's property and
she is not ready to leave my home and she
may go to the court for asking share in
parent's land & home. and she is 55 years
old and I am 60 years old.I am not interested in giving share and I have a son

My father died before commencement of Hindu Sucession Act 1956 therefore does act applies
