PLEASE LER ME KNOW IF A WILL CAN BE MADE OUT IF THE PROPERTY IS TENANTED,AND RENT CONTROL ACT APPLES TO IT(BOMBAY R ACT).ALSO DOES IT HAVE TO BE MADE ON A STAMP PAPER?AND CAN IT BE REGISTERED BY A NOTARY?WHAT ARE THE OTHERREQUIREMENTS OF A WILL?LOOKING FORWARD TO AN EARLY PEPLY,THNKS IN ADVANCE.

Father Property

My Father expired in 2002, We are 3 brothers. We have property in 2 places.

I Jharkhand, Its a house which was made by my father's income and as per the will It belongs to all the 3 brother and my mother.

Can u mother alone sell the property ?

In Bengal we have ancestrial property ( house & land) and there is no will, can my mother alone give/sell the property ?

agricultural land

whether there is any source (website etc)from where can i know whether a particular land is rural agricultural land+urban agricultural land.

there is any other certifying authority to certify legally that a particular land is rural or urban?

property is located at nagpur?...pls help

Stamp duty and amount of stamp papers for agreements

A company having HO in Gujarat wishes to open branches across india [almost in each state] by entering into Leave & License / Lease / Rent agreements for a periods ranging from 1 year to 5 years.

1. Is there any stamp duty obligation on company as a Licensee / Lessee / Tenant?
2. What amount of stamp duty would be payable will it be State wise?
3. What amount of stamp papers will be required , will bit be also state wise?

Kindly guide for the same.

Reclassification of Land in Tamilnadu

I am an Advocate for a company that Manufactures Wind Mills in Tamilnadu. I want to know, is there a Govt Order/Court Ruling of some sort for Conversion of Land ( Agri to non Agri) which says that the land need not be converted to Non Agricultural purpose in order to erect a wind mill. If so Please advice me on This regard and also the land Laws and its impact on erecting a wind mill and also the classification that on which sector the Wind Mill falls into. Please

Please tell me from where i can get the copy of contract or LOI between Govt. and any builder's for housing devolpment.

Agreement with builders.

In our company we hire the builders to construct housing, big projects , flats and all that.

can we make some agreement with them in which they can give us guarantee against the defects for next 4-5 years
or
How can we make some agreement with them,if in case the building get some defect or collapse even after 4-5 years they can be held responsible.

if yes than please provide the format.
