Rights of society

Dear Sirs,

I am a member of a co-operative housing society. There is a flat in our society which is vacate and the member (unmarried) died without any legal heirs. It has been 5 years and no one has claimed the property as relatives.

My question is - can society take charge of this flat and sell it?

Regards,

Janhavi

Pending dues of ex member in chsl

1. Flat No. 30-31 in our New Milind CHSL, Bhagat Lane, Mahim, Mumbai-400016 had been purchased by the current owner in 2010.
2. Previous Managing Committee gave the current owner NOC to purchase the said flat from the ex owner.
3. In the Society's balance sheet of the year 2013-14, dues of Rs. 12,508/- were reflected against the said flat.
4. Current working Managing committee informed the current flat owner to pay the said dues. but current owner is refusing to pay the same saying that he had already obtained NOC of the Society which states :
"no pending dues..." hence whatever dues are reflecting belongs to the previous owner so, current owner is not abide to pay the same.

Kindly advise what do we do in such case.

Letter of authorization

Hello Sir,

This is regarding with the registration of imported cosmetics products with CDSCO in India. I am getting a few cosmetics products manufactured under my brand name from third party manufacturer based outside India. Before I could import and distribute the products in India, I need to have a Registration Certificate from CDSCO. Application to CDSCO requires certain documents one of which is Letter of Authorization on the manufacturing company's letterhead. The manufacturer does not have the format of LoA. Could you please provide the format of the LoA and the terms and conditions to be put into the document?

Thank you.

Sale of inherited property via gift deed

Sir
After the demise of my mother in law in 2012 my father in law took consent of his 3 daughters via relinquishment deed ( as father in law was the joint owner with my mother in law in the property bought in 1986) and constructed 4 floors in Nov 2013 with help of builder and gifted one floor each to his 3 daughter's keeping one floor with him.

My wife was also the beneficiary of one floor via gift deed dated 1st Oct 2014 . In May 2018 my wife sold her floor at a consideration due to financial requirements . Kindly advise if the proceeds are taxable as per law since the property was inherited.

If yes at what rate it will be taxed & is there way to save tax .

also while calculating tax will she get indexation benefit.

Thanks

Ssaha finlease wrongly posted in cibil

I had a credit Card with Standard Chartered Bank . In 29th Jan 2010 ,I paid Rs 24,000.00 as full and final payment through cash in Standard Chartered Bank ,19 N S Road Branch, Kolkata 700001 and got the money receipt of the same.Along with that I have received NDC from Standard Chartered Bank, as I don’t have any dues with this account.
Recently I was rejected by one bank for my loan request due to negative report from CIBIL .Going through my CIBIL report, I came to know status against my account 171272191603080 (which actually was for SCB Credit Card) of SSAHA shows Written-off, and showing zero outstanding, also they mentioned written off amount Rs 16316, which is also wrong, as no outstanding amount was there.
Request help for the rectification of my CIBIL record.
