Before the time of legal registration of approved Deemed conveyance Deed issued by Dy.Registrar for Cooperative Societies to the Society concerned under the Maharashtra State Cooperative Society's Act , there is no legal provision to ensure that the Society's Name is added striking off old owner-names appearing on the Saat-Baara (7/12) Extract, at the level of and under the seal of Dy.Registrar for Cooperative Societies. This is a serious lapse legally considering since it tantamount to incomplete & incompetent & void Deemed Conveyance procedures .
Obviously, at the time of legal registration of approved Deemed conveyance Deed issued by Dy.Registrar without Society's name on the 7/12 extract Document, the same omission of Society's name on 7/12 Extract , is ignored and brought forward by the legal registration authority who declares that the Conveyance Deed is now legally perfect in all respects and completed by the Society and hands it over to the Society without the 7/12 enclosed containing the Society's name .
Therefore, there is an urgent procedural guideline to be given to all authorities concerned to take note of deliberate omission of Society's name who does the Deemed Conveyance and carries it for legal Registration for the purpose of Legalized Registered Conveyance Deed of a Society.

My father and mother jointly owned a property in Pune , Maharashtra and as per religion we are Jain.
My mother died in 1998 and my father died last year and I am the only child.
My father had made the registered will according to which I am the executor and beneficiary of the will and the only child .
With the help of the will and death certificate of my father and death certificate of my mother i have my name in the property tax .
I have been advised that i should also get the sale deed transferred in my name to avoid any complication in future.
Since I have the registered will and i am only the child and beneficiary :
1. will i have to pay nominal stamp duty or pay stamp duty as per the prevailing govt rates ?
2. Is any other type of certificate needed or i need to just approach sub registrar office of my area for the transfer of sale deed in my name?

Sir, in a given case, the Hon'ble trial court has made a narration that "Respondent side evidence, petitioner counsel present Respondent counsel present at request on perusal of document entry from 22/11/2022 posted for Respondent side evidence till date. Respondent side not ready to submission of evidence sufficient chances granted not utilized Hence Respondent side evidence chance closed posted for argument". Now the Respondent has filed a proof affidavit under CPC 152. There is no prayer to set aside the closure of Respondent side evidence. Whether it can be claimed as perjury and whether the court can dismiss the proof affidavit based on the perjury? I am the petitioner and party in person. Hence I pray the Learned Experts to guide me in the matter. Thank you to all in anticipation.

My friend has a ancestral agricultural land in Indore. His cousin had a land in just side of my friends land, which the cousin sold to someone. The new owner created boundary by burying poles without permission of tehsil and information to my friend.My friend argued him but he didn't back step. My friend complaint it to both tahsil and thana but no action was taken . Simaankan was not done too by the new owner. Now my friend broke some of poles which were buried in his portion of land by new owner.someone made video of it in mobile Now new owner went to thana against my friend and gave application. Police told new owner to go to revenue department and let tehsil dar to make simankan. But before simankan could happen the new owner sold land to someone else. That R 5 & 6 (sisters) have agreed to give no objection to my mothers registered Will in court & in settlement I have agreed that if my legal heirs ever sell the house within 25 years of signing this agreement, my legal heirs will gift/give each of the sisters or their children, 2% each of the sale consideration of 1/3rd share my mother had in the house property.
My query is -
1.Is this a void contract, since no time limit is mentioned when house will be sold.
2.Is it a contingent contract, if it is contingent contract, then please explain how
3.Is this a conditional contract.
4.How to make this contract valid, without mentioning time limit of Sale of house.

Commercial activity in residential accomodation
Hi Sir,
Please advise the right steps which i can take as one of the tenants in my building does the commercial activity in the parking area and denies to stop the same even after so many requests.
I am living in another apartment in the same building and have faced losses as the 2 of my bicycles are being stolen.
I would like to legally file a complaint. Please advise.
