Hi,
I purchased my flat on October 2013 that time it was under construction but about to move in within 3 months of time. We got loan from SBI after producing all the required documents.Everything went smooth in that time. We started staying in the apartment on February 2013. Afterwards only we came to know that the builder has done some deviations and because of that we may not get OC soon. We had many discussions with builder on this matter and they told with some bribe amount they may get OC, but it takes time. And they suggested to apply for B-Khatha. Till this month (March 2014) some construction were going on and all the maintenance were handled by the builder. This month on wards, we the flat owners have to take up the maintenance activities and our association has not yet formed, so the owners having different opinions for further actions, The main 2 arguments are. 1. We should force the builder for obtaining us OC, therefor we can apply for A-Khata.
2. We have to trust builders, with bribe and political influence they will get us OC in a year's time and now we should apply for B-Khatha and start paying propery tax to Goverment, otherwise we may fall in trouble in future.
Since there are 2 opinions i am really confused which one I should consider. Please help me to take a wise decision.

issue legal notice to builder . move consumer forum against the builder to direct him to obatin OC within period of 6 months .

If only few of the owners go for B-Khatha, how will it affect others who want to obtain OC and A-khata instead of B-Khata..
