Business purchase-sale agreement

Can any one send me a specimen of Purchase/Sale of a Hotel Business?

The business premises taken on lease will be transferred to the purchaser through a separate assignment-deed.

It is most urgently required by me.

I really did not get your point how can a leased premises be transfered to any one without tile in the said property
