sir,
i am purchasing land from a owner, that the land is in his grandfathers name,his grandfather and his father died,after there deaths they have not converted to their names if i want to buy i shall take signs of his brothers,and his mother, and death certificate of his grandfather and father and shall i convert the khata to my name after registration.

Dear Shashidhar,
Unless the name/s of legal heirs of the Owners Grand father is mutated in the Revenue Records, you cannot purchaser the property. Therefore, ask your Vendor to get the revenue Records changed in the name legal heirs, which allows you to purchase the property. After purchase of the Property you can seek for mutation of your name in the Revenue Record

sir,
all the papers like RTC, mutation, katha ,are inthe name of his grand father all his grand sons and their mothers are agreed to sell because they have no money to change to their names so can i take and registorthe land directly to my name by giving death certificates and signs of their entire family

The land is to be mutated in the name of legal heirs first before buying from them.
