Cancelled sale deed after 3 yrs of commencement

Hello sir Im ekatva, i was willing to buy the property.... N agreement was made on 100rs stamp paper... Dated on 1:08:2014...but nw i came to knw dat the contract has been expired bcz its more then d 3 yrs frm the date of commencment. But i hve gve 10lac through cheque.. And the registry period is of 6 month frm the time of commencement..but he hvnt come for the registration ofc... Bcz the balance amt should be given at the tym of registry... I hve made the bank D.D IN HIS NAME.. He always makes excuses dat his wife expirys or he is un well or he coudnt get reservation in train( bcz he live in other city).... But we acepted all his excusses in good faith.... Nw v came to knw dat he is trying to cheat n waiting for the contract to expire.... There is no any legal notice frm both side...does my advance money is at risk, What should i do.. Plz help..

How much efforts and time did you save by writing this message/query in useless SMS language, which is no language and dfclt to undrstnd???
Hope you are seeking obligation from experts without putting much stress and strain on the respondent and obtain some meaningful guidance FREE OF COST, isn't it ??

Unbelievable! Your query does not make sense, of any real problem.

At first, question of cancellation of sale deed does not arise, if not yet executed.

Secondly, when agreement was to expire within six months and a huge amount of 10 lakhs of yours was at stake, waiting for him for more than 3 years to execute sale deed is not understood.

Thirdly, when advance amount of 10 lacs was involved, the property must be costing about or more than one crore. So, it is not understood, which makes you to depend upon a charity service merely on your casual type of query that too, as if you are sending SMS message to the querists, instead of not rushing to some good local lawyer to consult him how to save your advance amount and how to get the sale deed executed or at least how to get refund of your advance money of Rs.10 lacs?

However, if there is some truth in your story, better approach some good local lawyer to have his advice after getting your agreement examined in detail.

'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able LOCAL senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters and well versed with LOCAL applicable rules/laws and having successful track record…. and worth his/her salt , before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.

Has your own counsel opined on clear and marketable title?

Based on evidences that you have on all points you may have some scope.
Alongwith elders of your family, competent and experienced well wishers, seasoned PIP’s, helpgroups, approach a very able LOCAL counsel of unshakable repute and integrity specializing in concerned field of law e.g; revenue/Civil matters as in your case, and well versed with LOCAL applicable rules/personal laws, precedence, latest judgments etc …. and worth his/her salt, and your counsel can advise you after examining all docs, evidences on record ..
There are such very able counsels at each location.
Check for such counsels at LOCAL O/o Tehsildar/civil courts, HC, SC…
