Change of age in sale deed

We bought a flat in chennai and we have registered the house under my name and husband's name. Actually my age is 28 years and my husband's age in 37 years.But in sale deed my age has been wrongly mentioned as 38 years. Kindly let me know the procedure to change my age as 28 years in sale deed.Pls let me know whether there would be any problems in future (Income Tax) due to this wrong age entry in sale deed.

And also after registration we have received only sale deed we have not received the sale agreement or its xerox. Pls let me know when will get the sale agreement.

1. you have to execute correction deed showing right age.
2. Ask them original Sale agreement, anyone have no right to retain except you.

Get in touch of your vendor and ask him to go with a rectification with regard to your age.
The registrar will entertain it.

If any agreement to sale was entered before execution of sale deed only then that can be in existence and whether registered or unregistered ,the original must have been with you from very inception.

I guess some confusion in your mind in this regard.

the experts rightly anwered your query. better to get the draft sale deed before submitting for registration. Only then this minor things will not be big burden in later.

In continuation to my query, i would like to inform that i have purchased my house thorugh bank loan,pls let me know whether my sale agreement will be with the bank and when i checked with the vendor for rectification deed, he is aking 40k for that. kindly let me know whether the rectification deed costs that much.

Of which state the matter is??? only registration fee fixed in the state would be payable and no stamp duty is attracted.

1. Kindly don't guess about agreement, you have to proper enquiry about it, we only guess it.
2.Check with local sub-registrar office for fees.

The rectification deed does not cost in thousands.
Actually it does not need stamp duty it requires registration fee only.
If your vendor demands such a high money, execute and register a declaration deed.
