Change of age in sale deed

In continuation to my query, i would like to inform you that I have purchased the house through HDFC Home Loan. Pls clarify whether my sale agreement with the bank. When i checked with the vendor for rectification deed. he is saying that it will cost 40k. Kindly let me know whether the rectification deed will cost that much.

Of Which State The Matter Is???
Only Registration Fees prescribed and fixed in the state shall be charged as it would not attract any stamp duty.
