It might have acquired by the BDA or wrongly continuing the name of BDA but site in such land, cannot have A Khata. You are not advised to go for purchasing this site, because removing the word BDA is a big problem. It is not converted into Non-Agricultural Land.
It has already been acquired by Bangluru Development Authority and the revenue record is already depicting this fact. Don't purchase such land. The issue of compensation is also a complicated issue. May your seller already have obtained the compensation..

You have already clarified status of the property, wherein title of the land is already transferred and recorded in the name of BDA,

Compensation is based on no. of factors.
Have you received any notice or published in news paper regarding this?
Take a copy of revenue record, discuss with local lawyer.

Please ascertain from the authorities how this entry has came to be recorded. If necessary, make use of the provisions of the RTI Act. Anyhow, a mere entry in such records would not could not divest a citizen of his property or the rights therein.

If the seller is already talking of the compensation for acquisition then it certainly creates a doubt over his ownership over the said land so better to enquire more from the office of BDA before finalizing any transaction.

Dear Sirs,
Thank you for your information
this land is converted from agricultural to non agricultural and it was converted in to sites. nearly more than 500 plus apartments / flats / individual houses are there. most of the flats having A katha. till date received any notice and old owners were not got any compensations.

The situation prevalent at the spot is entirely against the record so it is again advised you to personally or through a lawyer obtain a search report of the said property proposed to be purchased. BDA can enter its name in the record only if the land has been got acquired by it. There may also be an error in RTC. Obtain complete search report through a lawyer.

All related documents need to be referred for to the point and reply.
Discuss in detail with the local lawyer.
It seems apart from you, large no of inhabitants are effected, join hands and take collective action / advice. This would be beneficial to all.

If the same seller has sold the part of the said property to other persons and buyers are not in any problem even then you should be cautious and careful before coming for any agreement to purchase.

Is not the better option "to give a like' the expert concerned? To my knowledge, this is the norm laid down by LCI.

Nothing wrong in thanking by writing, it is courtesy.

In this context, norms laid down by LCI are unequivocal. Please see below submit button:
- Try to add value with each post.
- Use like button to convey appreciation.
This is the etiquette the experts are required to follow. Experts are required to be professional to abide by what is right. "Nothing is wrong" is a mere excuse and less than professional.

The aforesaid provision is made for the querists which they use frquently but experts do pay regards sin writing, which is well known and well used here. I am not the first person to pay my regards to another expert rather everybody here uses the similar method, however, I have seen such objection for the first time in my long 11 years tenure on this site.

Again repeat that nothing wrong in thanking / it is courtesy.
We can not force others to have etiquettes / convey thanks / press like button or otherwise, we should convey thanks / follow etiquettes where we can.

All I can understand that Mr.Raj Kumar Makkad and Mr. Rajendra K. Goyal are competing in a mission to earn brownie points for themselves through multiple as well as inane postings unmindful of that such postings do not add any value to the discussions but only confuse the querists and crowd out others who attempt to make their own suggestions.
Now, Mr. Goyal's posting has made me to understand that, being at the top of the Hall of Fame, they are above ordinary mortals and beyond the reach of any norms and/or etiquette.
Thanks, Mr. Goyal and Mr. Makkad, for helping and making me understand.
