Property can be sold directly without executing sale agreement.

It is otherwise.If you do sale agreement and purchaser do not come forward for sale deed, your property will be involved in litigation,so it is always do sale deed without agreement and become free of any future dispute.

Ok. After mutual agreement, without a sale agreement, you can sell the property.

Legally it is not mandatory to execute agreement to sell before execution of sale deed.
