I want to purchase a dda flat whose allotment and possession letter are missing. But original registered gift deed is available with the owner.
Should I purchase the property.

What may be the safe way to purchase this property.

Before purchasing you have to obtain a copy of the allotment and possession letter from the concerned. Obtain EC from the Sub Registrar concerned for 30 years and inquire about the land whether it is genuine or not and prohibited or not. all the paper shall be got verified by an advocate before purchasing it.

Yes I want to purchase a Delhi Development Authority Flat which is already registered on verified land. But owner does not have original allotment and possession letter. But he has registered gift deed and other papers.

Is the particulars of allotment mentioned in the gift deed. If so, you may pursue the issue with DDA, if need be, under RTI.

However, you may inspect the case file in DDA and obtain certified copy of allotment/ possession letter, if required.
You can inspect 30 years records of the flat in the office of Sub-Registrar INA (opposite to DDA Vikas sadan) for encumbrance, if any.

Well advised by experts. Just check on lock in period if any for resale and get the allotment letter under RTI if you don't get response on time from DDA,
