Converting bhogwata 2 land to bhogawata 1 after purchase

Respected Sir/Madam,
I have recently purchased a land which is flagged as Bhogawata 2 on the satbara extract. I need your opinion on 2 points mentioned below ....
1) After purchase do i still have a right to convert this land to bhogawata 1? Recently in Dec'23 Maharashtra government has passed the GR saying all the Bhogawata 2 lands will be converted to Bhogawata 1. Will i get this benefit for conversion?
2) If i dont convert this to bhogawata 1 and continue with bhogwata 2 and continue to use the land for farming purpose? will i have any drawback for the same in future for my generations?

If the landowner has received a piece of land as a prize from a Maharaja, or as a reward from the government, then such a piece of land is known as Class II land. The owner of Class II land has to obtain approval from the relevant administrative officer before selling the said land or transferring ownership.

If the seller has valid title to the property, then you can obtain a legal opinion and buy if recommended.
The subsequent conversion eligibility can be enquired from authorities concerned.

Land is a State subject and every respondent cannot be expected to know local terminologies used in the area / State, it is better to consult a local prudent lawyer.

Section 29(3) of the Maharashtra Land Revenue Code defined Occupancy Class - II as follows -
"(3) Occupants––Class II shall consist of persons who––
(a) hold unalienated land in perpetuity subject to restrictions on the right to transfer ;
(b) immediately before the commencement of this Code hold––
(ii) elsewhere hold land in occupancy rights with restrictions on the right to transfer under any other law relating to land revenue ; and
(c) before the commencement of this Code have been granted rights in unalienated land under leases which entitle them to hold the land in perpetuity, or for a period not less than fifty years with option to renew on fixed rent, under any law relating to land revenue and in force before the commencement of this Code ; and all provisions of this Code relating to the rights, liabilities and responsibilities of Occupants––Class II shall apply to them as if they were Occupants––Class II under this Code."
How is that your holding has been classified as Class -II occupancy?
