My grand father died in an accident on the sea when his children were kids. He had 4 children(1,2,3-daughters & 4-son). My grand mother's unmarried younger sister decided not to get married to work for a foreign NGO and help raise her older sister's kids. She got a free house built from the NGO for her older sister and her kids on a unregistered land(land without patta). The house was on her older sister's name. Later my grand mother thought this house should go to her kids after her younger sister's life so she transferred the house on her younger sister's name and passed away. Now her son forcefully occupied that house and not giving access and share to his 3 sisters and my grand mother's sister. it seems he has forged the documents to change the house on his name. Please advise how can we go about it to get the share of the house

Absolutely vague query.
A question arises, when the house is constructed on unregistered land given by the NGO, how the house could be got registered in the name of your grandmother by her sister? Loot ka maal hai to loot mein he jayega.

Mr.Jigyasu, In the coastal villages of tamilnadu there are many fishermen family lives in such lands. The land belongs to the village but doesn't have pattayam. They pay house property tax to the panchayat once in every year and they get the receipt on their name. The house got constructed 50 years back. Very disappointed to see such sentences "Loot ka maal to loot mein he jayega" in the forum

Never mind, if disappointed. You have taken note of loot ka maal loot mein he jayega, but not replied how the property not owned by your grand mother's sister could be registered in the name of your grand mother. Likewise, your vague query disappointed me. other experts may also get disappointed by seeing your query as purely a hypothetical vague query.
Normally law students appear anonymously to get solution for their vaguely described law school exercises. So, when you are anonymous and come with a fake problem, nobody would like to share his knowledge just to appease your desire to find solution to any vague query.
House tax receipts can never be the proof of ownership. So, muft ka maal loot ka maal hi hota hai. Legally you can't claim even an inch of the property out of that property, if not legally acquired by your grandmother and is now in possession of someone else. So where comes the question of your share in the property?

You have mentioned that said son forged some docs.
Forgery is offence.
The ownership/rights attained by forgery can be nullified..by authority, courts..
IT implies that there are some docs for such lands…
Succession opens on date of death..
The legal heirs of owner can stake claim on estate of deceased mother.
Which personal law applies in this case say; Hindu?

In village records if deceased grandmother was title holder/owner/occupier/possessor then her legal heirs as per provisions of personal law may stake claim…
The sister may not be necessarily the legal heir until or unless there is some record to establish her charge/rights on said property..
Other than son other legal heirs can by their free will accommodate the said sister in query..
Since local terms/rules/laws/precedence’s are involved; Approach a very able senior LOCAL counsel of unshakable repute and integrity specializing in such/civil matters and having successful track record …………….and worth his/her salt…

2. What was role of your granamother's sister in that. (read trust deed)
3. How she could legally transfer any property of NGO to her own sister. (read trust deed)
