Registration issue

Dear sir
I am going to register my house. House (not flats) is built in UdS land total size 1650 sqft. My part is 600sqft, document also shows 600 sqft and third party land size is 1050 sqft. I got settlement deed from my father. Earlier patta was issued in my father name showing 1650 sqft. I applied for patta now my name and father name came in patta with no change in measurement. Now I am going to sell my house with that patta showing 1650 sqft and settlement deed showing 600sqft. Whether if opposite party ready to buy with this issue will I get any problem after sale. Please guide.

Hello,

It is illegal to sale the property showing patta 1650 sq. ft. and 600 sq. ft. settlement deed when actually you owns only 600 sq. ft. If you dont disclose this fact to purchaser then you will be liable for legal action. And if you disclose all facts and still purchaser is buying then it is beneficial for you.

If the opposite party knows well then it's not illegal, disclose all the facts from your side in writing.

Which documents show your share in the property as 600 Sft?

How you became the owner of 600 Sft, whether through gift deed or otherwise?

You shall mention clearly in the Sale Deed that your right is only for 600 sq.ft only out of the total of Patta land is 1650 sq.ft. and now your right of 600 sq.ft is now selling. It is sufficient.
