Dishonour of commitment for patta

Dear Experts,
Please advise on the following:
My relative (Chennai) along with his Five friends and neighbour bought Plots in Gummidipoondi through a (Marketing) Director of Private Company.
Director committed for Free Registration, Free Patta and Free EC. She has done Registration Free.
After some months, Director asked Copy of Documents, as she would arrange for PATTA. That time, Director informed that she has left that Company and she wanted to honour her commitment.
After receipt of documents, there was no response from the Director.
Director has not responded to anybody’s mobile number and it seems, Director has BLACK LISTED the numbers.
Query
Whether the Purchasers are eligible for justice, due to the act of Director.
Note: If the Director had not committed for PATTA, they would have reduced the amounts to the extent of PATTA. (Plots purchased in 600 / 1200 / 2400 Sq Ft).

Is there any written commitment of the Director? If yes, what are the terms and conditions, show the document to a local lawyer for proper evaluation, analyzing and advise.
Otherwise lodge a police complaint.

Whether the Purchasers are eligible for justice, due to the act of Director.
--Yes, merit exist in their favor. They should get the Duplicate copies of the documents from Registrar office.
Legally, how this type of act will be defined and they will be treated.
--Send legal notice to the company and ask for patta and original documents. If they refuse, lodge police complaint regarding original documents taken from you fraudulently.
Your guidance may fetch some relief to the Purchasers.
-- Consult local lawyer and show him all the documents.

Can one of the Purchasers proceed to lodge a police complaint with the available facts, as the Director has taken COPY of original registration document only for the purpose of arranging Patta?
Under what type of crime, such fraud may get covered.

To Rajendra K Goyal - Sir, Director has taken COPY of original registration document only for the purpose of arranging Patta (and the original is only with the respective purchasers).
One important fact, when a Purchaser approached the Company on the matter, one of the existing Promoter-Directors, clearly told that as the concerned Purchasers were dealt with only by the exited person without approaching the Company Promoter-Directors, the existing Directors cannot consider, as it seems the so called Marketing Director was never a Director in the Company as per the statement of Promoter-Director.
The existing Promoter-Director further says that exited person had taken cash from various parties and company also suffered because of that person. However, it seems the company is also not initiating any legal steps to recover money from the resigned person. This is the position.

You can lodge a police complaint against the director for cheating and criminal breach of trust..
As of your given fact the said sale is registered one. While being so nothing to worry. You can file a certified copy of the original sale deed..

You are giving piece meal information from one post after another. If it was only a photo copy, what is your about it?, such companies are hand in gloves and play havoc on innocent but prospective buyers. However since you have come to know that the referred person is no more with the company, better you apply for patta on your own with the promoting company.
